What grind and seal means

The grind

A grinder with diamond tooling takes the top off the slab, removes old coatings and glue and leaves an even surface. Grinding stops at a coarser step than a full polish, so the floor is matte or low-sheen rather than mirror-like.

The seal

A sealer is applied over the ground floor and forms a protective film. It can be matte or glossy, and because it is a film, it wears and can be recoated. This is the main difference from polished concrete, where the surface itself is refined and a guard is optional.

Where it differs from polishing

There is no single standard that defines grind and seal, so installers draw the line in different places. We describe ours before work starts: how far the grind goes, which sealer and what finish you should expect.

Grind and seal or polish

Choose grind and seal when the floor is a workshop, utility space or secondary room, when budget leans toward the lighter finish or when the slab is not a good candidate for a deep polish. Choose polishing when you want the surface itself refined, with a floor that looks better with age.

Both start from the same slab, and both show its cracks and joints. If a test patch shows a soft surface, a sealed finish may suit the floor better than chasing a high polish.

Sealer finishes

A matte sealer leaves a natural, low-sheen concrete look, while a satin or gloss sealer deepens color and adds shine. A film can scuff where it is walked on, and when it does it can be cleaned and recoated; how often depends on the sealer and the use, so ask the installer about the product.

Grind and seal questions

Lifespan depends on the sealer, the traffic and the care the floor gets, so we give no figure.

A lighter process can cost less than a full polish, but the quote still follows the floor size, the slab and the preparation needed.
